is full equity ownership at Luther Village preferable to payment
plans at other retirement communities?
A:
Most other local retirement communities require a large up-front
fee called an entry fee or an endowment fee. This fee is often
comparable to a purchase price, but only entitles you to residency
rather than to ownership. While some entry fees are partially
refundable, an entry fee still does not secure you the investment
benefits of full equity ownership. Home ownership is widely considered
one of the wisest financial investments available. Ownership brings
with it valuable tax benefits. It also ensures that when you or
your estate sells your home, you will realize its current market
value rather than just a portion of your investment.
Q:
What happens if I,
or my estate, chooses to sell my Luther Village home?
A:
Luther Village homeowners may sell their own home, leave the home
to heirs, hire an outside broker, or choose Shaw Realty Services
(the exclusive marketing agent) to sell their home at a commission
rate of 6%. Shaw Realty Services staffs the Luther Village sales
office with professionals experienced in marketing the unique
benefits of the community.
Q: Is
there a waiting list to move to Luther Village?
A:
There is no formal waiting list. Previously owned homes are available
throughout the year and are purchased on a first-come, first-served
basis. Should you desire a particular location or type of home,
make your preference known and a sales counselor will contact
you immediately upon its availability.
Q: Am
I required to eat a certain number of meals per day in the restaurants?
A: Luther Village’s dining plan is unique from other communities,
which require you to eat (or at least pay for) up to two meals
per day. Luther Villages dining plan operates somewhat like
a country club. You are required to prepay for only a minimal
amount of meals per month in either of the two campus restaurants.
This dining minimum varies depending on the type of home you purchase
and equals on average five to ten total meals per month.
Q: What
health care services are available to me as a Luther Village
resident?
A: Luther
Village is situated on the same campus as the Lutheran Home, a
renowned health care provider serving Illinois seniors for 110
years. While Luther Village is an active and independent community,
its homeowners benefit from the assurance of having priority access
to various health services of the Lutheran Home. Some Luther Village
residents select a primary care physician from the Lutheran Home
to make routine doctor visits convenient. The Lutheran Home is
also available for short-term, recuperative care after surgery
or for long-term nursing care, should that need arise. Luther
Village has a wellness clinic staffed by a Health Resource Nurse
who helps facilitate any health care services. Furthermore, you
will only pay for health care if it is needed.
Q: Where
will I park my car?
A: All
villa and courtyard homes include a single-car garage. All mid-rise
residences include an outside parking space. Underground heated
parking spaces can be purchased for an additional charge.
Q: I
dont drive. Are transportation services available?
A: The
Luther Village shuttle has a full schedule of stops throughout
the week to grocery stores, malls, churches and other locations
as well as social excursions. This service is free to everyone.
Q: Who
lives at Luther Village?
A:
Luther Village is a nondenominational retirement community for
people 55 and over who are looking for a maintenance-free independent
lifestyle. Some homeowners maintain long-time careers either on
a full or part-time basis. Others remain active in civic, artistic,
church and volunteer activities outside of Luther Village. Most
Luther Village homeowners have found a variety of friendships
and opportunities for personal growth and fun right at Luther
Village.
